Our Process & Fees:
3% Retainer Down: Begins feasibility, site review, lender coordination.
7% Design Fee: Paid in four stages (Concept → Schematic (30%) → Design Development → Construction Drawings).
15-30% Permitting Coordination Fee: Percentage is based off of fees payable/due to City/County permit fees. [May vary based on projects scope].
3-5% Project Management: Digital tracking of budgets, submittals, and inspections.
Typical Timeline:
Pre-Approval: 2–3 weeks
Design: 6–8 weeks
Permitting: 3–6 weeks
Loan Finalization: 1–2 weeks post-permit
Construction Start: ~12 weeks total from consultation
